Buying And Selling Property Procedures [ November 19th, 2008 ] Posted in » Finance Tips, Property | 38 views

After considering several places and you have decided to buy a house and the price is agreed by both parties, you will need to pay some earnest deposit (min 2%) for booking purpose. My advice, don’t pay the 10% straight, just in case you changed your mind later.

selling and buying property

After paying the earnest deposit, you will need to appoint your lawyer for the Sales & Purchase Agreement. It may take up to 2 weeks to prepare. Once the SPA is ready, you will need to make the balance 8% of the purchase price upon signing of SPA. (Assume your applied loan is 90%)

Besides, you must prepare some funds to pay the legal fees for S&P(Travelling, Stamping, Photocopying, Miscelllanous fees), which are relied on the purchase price of your property. Basically you should be able to estimate your lawyer fees based on the following:

snp legal fees

Note: This is payable to your lawyers to get the land title transferred to your name.

Do You Invest In Unit Trust ?

I owned some public mutual funds and the prices dropped so badly since the day I put in money. Now the loss is about 5%-8%. Anyway, now is not a good time to invest in UT. The financial professional predicted that the market would continue to go down until 2009. If you feel that it’s the best time to go in then you can make a commitment to invest consistently and wait for the market to reach the up cycle again and you can sell off all your units for a handsome profit.

Hi Readers, My name is Calvyn from iCalvyn.com, IT Engineer’s Blog. Thank for our Malaysia’s Financial Blogger -> Mr. Money for giving me this opportunity as a Guest Blogger to bluff here.

I read “Rich Dad Poor Dad” during my academic time and a great number of people from Multi Level Marketing read this book mainly for self motivation. Besides, I also saw people play Cashflow 101 board game before. Most of them have their same word and said that this is a wonderful game. However, one set of Cashflow 101 board game cost few hundred USD and sadly said that I was not afford to buy even 1 set of board game at that time.

Cashflow 101 e-game

I had surveyed on Cashflow 101 chinese version which also sell in Popular book store cost about MYR350-MYR400. Damn expensive !!! Thus, E-game is the only alternatives. I tried to search over whole lowyat plaza but unfortunately i could not find Cashflow 101 P-Version which is the most people like it. At last, I manage to find a copy from a small retail shop at Penang. According to the shopkeeper, he said this E-Game is not so demanding, and not much people know how to play cashflow 101 e-Game.

Robert Kiyosaki, the author of Rich Dad Poor Dad, also the creater of Cashflow 101. He always mention that for working class people just similar to “a rat in the race”. To run out of rat race, we need to know how to manage our cash flow. Read More …

I could not believe myself when heard one of the largest insurance company in the world going to bankrupt. But Malaysia AIG and AIA had issued a statement that the Malaysia based company is still going strong.

fed help

AIG nearly declare bankrupt if not saved by FED. All these happened because they do not have enough capital to sustain. AIG has many different business groups around the world, if FED doesn’t help them, AIG bankrupt, the Investor & Customer will suffer and eventually will directly impact to FED also. Change Lifestyle By Quiting Drinking

Quiting Drinking

There are many reasons to quit drinking but 1 of the most beneficial reasons for me is saving money. Most alcohol is expensive and quitting drinking will directly affect your income and spending habit. You must have the will power, and drive to want to be alcohol free. If you are not in the right mindset, then it could prove useless and unsuccessful.

First and foremost, quitting drinking will bring you more healthy. Drinking too much alcohol may reduce your immune system so quitting drinking will help your immune system to rise and you will be much less likely to become sick. You will be able to spend many more years with your family and loved ones.

You will also slowly to get a good appetite back and allowing you to eat much more than you did before. It will also help you to lose weight, as you won’t be consuming all of the calories and fat. You will be able to wake up earlier much easier. Alcohol causes you feel tired and makes you sleep much more than normal.

Although I believe that alcoholics are the kindest and most caring people in the world but life can be much better if you make your decision to quit. The first few days are the toughest because you’re changing a life pattern.

Have you made your list of reasons why you don’t drink anymore?
